The Renter's Bill of Rights

Renting a room shouldn't
cost you your rights.

These aren't marketing lines. They're rights every renter has on Sharelet — and every host agrees to them before they can list. Screenshot it. Hold us to it.

  1. 1

You have the right to a verified host and a real place.

Every host is ID-verified and every listing is screened before you see it. What's shown is what exists.

  2. 2

You have the right to a deposit you can actually get back.

Where a protected deposit is available, it's frozen with our payment provider — your host can't withdraw it, and neither can we — and it comes back minus only itemized damage beyond normal wear, with photo evidence you can dispute. Some states, Massachusetts and Florida among them, require your host to keep it themselves under their own rules; there we don't take one at all, and we still document the condition of the place at move-in so there's a record either way.

  3. 3

You have the right to see it before you pay a cent.

Photos and a video tour are yours to review before any money moves. No sight-unseen pressure.

  4. 4

You have the right to never pay off-platform.

You'll never be asked to wire, Zelle, or pay outside Sharelet. Anyone who asks is a scam — report them.

  5. 5

You have the right to clear terms, in writing, up front.

A written agreement with the real price, dates, and rules — before you move in, not after.

  6. 6

You have the right to the First Night Promise.

If the place isn't what you were promised, you don't have to stay. Tell us within 48 hours of move-in and every dollar you paid through Sharelet — your frozen first month, and the deposit where there is one — comes back once you hand the keys over.

  7. 7

You have the right to a fair fight if something goes wrong.

Disputes are resolved with evidence from both sides and a written reason — not a coin flip.

  8. 8

You have the right to your privacy, kept.

Your private details are never sold and never shared beyond what a booking needs.

  9. 9

You have the right to be heard, fast.

Every safety report is reviewed within 24 hours by a real person.

  10. 10

You have the right to tell the truth.

You can always leave an honest review of a completed stay. No host can silence or buy it.

  11. 11

You have the right to ask for what you need.

A disability accommodation isn't a favor — it's your right to ask for one, and a service or support animal isn't a pet, so a no-pets rule doesn't automatically rule you out. Ask. If a host refuses without a real reason, report it.

Every host signs the Bill of Rights when they list — so it applies the moment you reach out.
